Year over year change of sale went up 39.13 percent  from 28 sold homes of February last year. Likewise, monthly change of sale increased 21.74 percent from 36 sold homes of January this year. What a journey it has been for Draper Utah Homes For Sale as its Q4 in 2009 hits the chart with an increase in the number of home sales.

Fourth quarter home sales went up around 71% compared in the same quarter of 2008. Reported as sold in the MLS, around 171 homes were sold out in the market in the last quarter of 2009 which outnumbered the number of homes sold during the 4th quarter of 2008.

When it comes to median and average home price sold in the market, it was tremendously down for the last quarter of last year in Draper Ut Homes and was noted the lowest in record since 2006. The median price went down to $287,500 from $355,000 median sales price during the 4th quarter of 2008. The average price drifted down as well to $343,912 from $394,645 average sale price in the same quarter of 2008.

More newly constructed houses will be out soon in the market as Realtors in Draper prepare for the spring season to come and to level the bulk of home buyers in the market.

Luxury homes are best homes to live in. But have you ever think of why are there so many luxury homes often placed for foreclosure and even for auction sales? Let us see if how many of these properties are presented in the market.

Currently, several foreclosed luxury homes  are increasing in number  for auction sales. Home owners chooses to auction their multi-million dollar homes in foreclosure for some reasons.

Are you aware of what’s going inside the real estate market?

What do you mean by Foreclosure? When did it happen?Mind you that if the property of a homeowner is being seized by the holder of a mortgage in which he/she  has not made interest and/or principal  payments on time as stipulated in the mortgage contract then that’s the time a property is candidate for foreclosure.

Lately, a report was released by Realty Trac stressing about foreclosure rates decrease which went down 10 percent in January compared to December of last year. A year over year change drifted up fifteen percent on a yearly foreclosure rates comparison.

Nevada , Arizona, California, Florida, Utah, Idaho, Michigan, Illinois, Oregon, and Georgia were the top ten states in the U.S. which have very intense foreclosure rates in the real estate market.

A total of 60 percent of the national total of foreclosure rates were calculated of which accounted to six states namely California, Florida, Arizona, Illinois and Michigan and other states not mentioned.

RealtyTrac’s CEO James Saccacio stressed out that, “January foreclosure numbers are exhibiting a pattern very similar to a year ago: a double-digit percentage jump in December foreclosure activity followed by a 10 percent drop in January, then a surge in foreclosures over the next few months.”

Foreclosures rates in Draper Utah Homes is quite up and down but the community of real estate professionals are counting on the numbers and doing something to uplift the status of home selling in the real estate market.

Being aware of what’s going with the real estate market makes me feel that I’m really updated of the trends and the twist and turns happening all around the real estate business.

Earlier, when I was browsing the net, my attention was caught by the news about the increase in the mortgage rates in a long-term fixed loan. The news talks about the rate increase in the mortgage fixed loans and the like.

In the first week of February, a sudden increase in the mortgage rates rocketed up 5 percent up for a 30-year long term fixed loan. According to Freddie Mac, a 30-year fixed loan has a mortgage rate bouncing off to 5.01 percent from last week’s average mortgage rate of 4.98 percent.

In fact, the mortgage increase fell only in the long-term mortgage category which is in 30-year fixed loan.

Other lower mortgage year’s rates also increase from its previous mortgage rates.

Number of home sale went down 17.24 percent a month ago in Draper Utah Homes For Sale when compared to January last year. Around 24 homes were sold only during January this year which drifted down from 29 homes sold in January of 2009. Although, there was a little discrepancy in the number of home sales, Draper’s median and average home sold price went up this year.

January 2010 home sale’s had a median price of closely $422000 with an average price at $448,017. In comparison to January 2009 data, the average price is almost $53,000 higher this year and its median price of home sales where up 16.11 percent.

As of today, 384 active properties and around 61 under contract properties are in the market.

In the succeeding months, it is expected that the number of home sales will continually increase as many Realtors still hoping to raise the numbers of homes selling and buying in the real estate market.
